72–74 Hamilton Terrace delivers a new residential apartment building on one of St John’s Wood’s most established streets. The scheme replaces an existing property with a carefully proportioned contemporary building that responds to its residential context. Bordered closely by neighbouring properties, the project required early party wall coordination and a considered approach to excavation and construction logistics.

The reinforced concrete frame was developed to suit demanding spatial requirements and a deep basement arrangement. Rather than relying heavily on transfers, the structural grid was set out early and refined alongside the architectural layout to establish consistent load paths and controlled spans. This approach allowed generous internal proportions while maintaining clarity within the frame. Below ground, excavation was sequenced to manage risk to adjoining buildings, with permanent works integrated into the temporary stability strategy.
